Full Service for Sellers of Real Estate
We offer Full Service for sellers of Real Estate in Charlotte County and South Sarasota County. Our rate for listing a property is 4%. Although commission rates are negotiable in Florida, most Realtors in our area typically charge 6% to list a home. We provide the same level of service and professionalism you would expect from any of the large Real Estate companies, but with substantial savings to you. Real Estate Buyer Representation
We offer Full Service for Buyers for New Homes only. If you are interested in one of the many new home communities or prefer a new home outside of a community, we will represent you and protect your interests as a Single Agent. We will also Rebate one half (1/2) of the Real Estate commission to you. You may use this money towards your closing costs, or as a credit towards reducing the purchase price. When you walk into a model center of a new home community, the salesperson there represents the interests of the builder. In the case of local builders, you may be meeting directly with the builder rather than a salesperson.
Either way, you need someone on your side to protect your interests. However, and by default, Realtors in Florida act as “Transaction Brokers”, meaning their loyalty is to the Transaction, not to you personally! Only a Single Agent acts as a fiduciary with loyalty to you. Any Realtor can show you a new home. But we know of no other Realtor in our area that will give you 1/2 of the buyer agent commission. As a result, on a purchase of a $400,000 new home, assuming a 3% buyer agent commission, you will save $6,000. We do not offer this service for, nor do we show re-sale homes at this time. Questions?
